We will take care of all the Property Management issues including marketing your property, soliciting great tenants, and showing them your property. Once we find great tenants for your property we will interview them and do a thorough background check which involves contacting references and performing a credit check. We will then have them sign a very thorough lease, collect their monthly rents, and manage any maintenance issues which can and most certainly will arise. We will disburse your funds to you by the 10th of each and every month, keeping a small management fee for our services. Along with this disbursement you’ll receive a monthly statement which will advise you as to exactly what is going on with your property. We won’t charge you a cent until your place is rented out and you have money coming in.

We offer fully furnished and unfurnished Property Management services, full or partial Strata Management services, and have many different options available depending on your specific needs.

About Richmond

The city of Richmond has a current population of about 190,000 and counting, making it the fourth largest city in BC. The city is actually made of multiple islands, Lulu being the largest and most populated. It is part of Metro Vancouver, and houses the Vancouver International Airport. It’s Richmond Olympic Oval was the home to speed skating during the 2010 Olympic winter games.

Richmond, being further away from the mountains, gets 30% less rain than Vancouver to the North. Interestingly, Richmond residents have the highest life expectancy in all of Canada at 84 years, and extremely low obesity and smoking rates. It is also a very safe city with an extremely low crime rate. It’s land actually only averages one meter above sea level which leaves it at risk for flooding.

One of the more popular places to visit is the historical Steveston fishing village, which was one of the original settlements on the island.

Richmond is a wonderful place to live and invest. The rapidly growing city, driven by a high level of immigration has a huge demand for rental accommodations as most new residents tend to rent for the first two years. The newly completed Canada Line makes transportation in and out of the city much easier, and will also lead to an increased rental demand as tenants tend to be higher users of mass transit. The city has a solid plan for developing and densifying the downtown core, planning for 120,000 residents in the future. The high real estate prices make cash flowing rental properties more difficult, but certainly not impossible in this wonderful, thriving city.
